Led by Design Principal Sara Mann, SMID formulated a cohesive, top-tier residential concept that harmonized structural modernization with custom, luxury detailing. The scope spanned three complete levels, including a grand main floor, an intimate second-floor private quarters, and a fully programmed entertainment basement. 


To bridge the gap between technical execution and the client's investment goals, SMID hosted immersive material workshops and coordinated detailed 3D photorealistic renderings. This hands-on curation allowed the stakeholders to physically experience the textures, weights, and finishes of the selected materials, ensuring seamless alignment on the home’s high-end aesthetic while mitigating procurement risks.

Architectural Spatial Planning
SMID meticulously revised the spatial layout across all three floors. By collaborating directly with structural engineers and HVAC specialists, the firm successfully navigated structural load-bearing walls and staircase configurations, optimizing sightlines and maximizing the functional footprint of the 2,800-square-foot envelope.


Bespoke Millwork and Custom Detailing
With millwork design transitioned entirely to SMID’s creative direction, the team conceptualized and detailed high-end, custom cabinetry installations. This included a bespoke, state-of-the-art kitchen, an integrated butler's pantry, a custom wine rack display, and tailored wardrobe systems for the principal suites.
 

Premium Material Curation
The interior palette is anchored by natural stone slabs and premium tile selections sourced from premier showrooms like Ciot and Rivalda, paired with high-end hardwood flooring from Chestnut Flooring. These noble materials establish a tactile, sophisticated atmosphere that flows effortlessly from the entry foyer into the main living spaces.

Comprehensive FF&E and Appliance Integration
SMID curated, specified, and coordinated the entire Furniture, Fixtures, and Equipment (FF&E) package. This involved selecting high-end plumbing fixtures, coordinating premium kitchen appliances, and designing custom furniture layouts for the main family and living rooms to match the home's refined architectural language.
 

Subterranean Entertainment Hub
The lower level was transformed into an ultra-luxury entertainment zone, featuring a dedicated media room and a custom-designed wet bar, providing the residence with a secondary, high-impact social space.

Modern Luxury & Architectural Focus

Case Study

This project is a textbook execution of Modern Luxury, masterfully designed by Sara Mann, Principal of SMID, to infuse the home with Warm Contemporary and Organic Modern sensibilities. The design narrative is defined by a sophisticated play of high-contrast drama, clean architectural lines, and rich, tactile materials that prevent the minimalist layout from feeling sterile.

The Core Design Pillars of Sara’s Concept

High-Contrast Monochromatic Drama   

The color story curated by Sara Mann is anchored by a bold, high-contrast palette of crisp whites, deep charcoal, and matte blacks. This is most dramatically executed through her selection of heavily veined, stone slabs. The striking black marble with white quartz veining used for the kitchen waterfall island, backsplashes, and the floor-to-ceiling fireplace feature wall serves as a luxury focal point, anchoring the open-concept layout. 

Warm Organic Modernism

To soften the high-contrast architecture, Sara introduced warm organic elements. Pale oak flooring, natural light-wood cabinetry, and walnut accents inject essential warmth. The furniture selections curated for the home feature iconic mid-century modern silhouettes, such as the curved molded-wood counter stools, the woven accent chairs, and the plush teal velvet tub chairs in the entryway. These organic curves beautifully counter the sharp, linear geometry of the cabinetry and fireplace. 

Refined Soft Minimalism

 Every space designed by Sara prioritizes clean, uncluttered surfaces. The kitchen and pantry showcase handleless, flat-panel cabinetry (slab doors) that blend seamlessly into the walls. Floating vanities in the bathrooms, curbless glass showers, and a minimalist glass-panel staircase with open risers maintain visual lightness and maximize the perception of spatial volume. 

Tactile Layering and Lighting

Sara expressed luxury through texture rather than ornamentation. Subtle, grasscloth-style textured wallpapers, soft linen drapery, and plush abstract area rugs add depth. This is elevated by her meticulous lighting plan, utilizing integrated LED channel lighting under cabinets, backlit mirrors, glass-front display wardrobes, and a custom, illuminated wine display case that acts as a functional piece of art. 

Conclusion: A Masterclass in Residential Equity

The Kalligan Court project stands as a testament to the power of strategic interior architecture and high-end design curation. By resolving complex site conditions, restructuring the spatial flow, and introducing a highly sophisticated material palette, Sara Mann successfully maximized the property's intrinsic value. The resulting design not only created an exceptional living environment but also served as a powerful market differentiator, securing an immediate return on investment through a rapid post-completion sale. 

KALLIGAN COURT: BEFORE & AFTER

A Masterclass in High-Contrast Modernism and Spatial Evolution

The comprehensive redesign of Kalligan Court, conceptualized by Sara Mann, Principal of SMID, successfully transitioned a compartmentalized 1990s interior,. defined by dated wood paneling, restrictive partition walls, and saturated pastel finishes into a fluid, open-concept masterpiece of modern luxury. By removing structural barriers, Sara Mann introduced a sophisticated architectural flow defined by wide-plank white oak flooring, dramatic black marble waterfall surfaces, custom glass-enclosed wine storage, and monolithic, full body porcelain bath suites. This strategic material and spatial realignment completely modernized the 2,800-square-foot envelope, maximizing natural light and elevating the home's aesthetic sophistication to secure immediate market appeal. 

The Living & Dining Environs

 The formal living and dining areas were isolated by structural partitions, heavy traditional window treatments, and contrasting red carpeting, which visually shrunk the footprint

 Sara Mann dismantled the dividing walls to create a continuous, light-filled expanse anchored by wide-plank white oak flooring. In place of solid walls, a custom, floor-to-ceiling glass-enclosed wine display acts as a transparent architectural divider, maintaining visual connection while defining the distinct functional zones.

 A closed-off, utilitarian space featuring basic white cabinetry, standard appliances, and a cramped breakfast table area that failed to meet the standards of modern culinary living.

 Reimagined as the home's central showpiece, the kitchen was opened entirely to the living areas. SMID introduced a dramatic black marble waterfall island with high-contrast white veining, paired with handleless, flat-panel oak and matte white cabinetry. Integrated appliances and minimalist black fixtures complete the high-end, streamlined aesthetic.

The Butler's Pantry Conversion

Before

 The original kitchen was a highly compartmentalized, utilitarian space isolated from the main living areas by structural walls and a dated wood-louvered bifold door. The interior was defined by basic white partial-overlay cabinetry, low-grade laminate countertops, exposed appliances, and hexagonal vinyl flooring. A cramped casual dining set occupied the center of the room, while a single window offered little architectural value, leaving the space feeling dated, dark, and disconnected from the rest of the home.

Sara Mann reimagined the former kitchen, it was completely reconfigured and converted into a high-end butler’s pantry and secondary prep station. Sara  replaced the dated finishes with a sophisticated, moody aesthetic that mirrors the home's overarching modern luxury style. 


The new layout features seamless, floor-to-ceiling flat-panel cabinetry in a matte charcoal finish, maximizing storage while maintaining a minimalist profile. The workspace is anchored by premium, highly polished black marble countertops and matching full-height backsplashes, featuring dramatic white quartz veining. 


To soften the dark cabinetry, the walls were wrapped in a tactile, neutral grasscloth-style wallcovering, adding warmth and texture. Under-cabinet LED channel lighting casts a clean, functional glow across the work surfaces, while the updated window frame acts as a minimalist architectural lens, framing outdoor views and flooding the refined prep space with natural light.

 Dominated by dated vertical wood paneling, a heavy stone-clad fireplace, and central lighting that emphasized the low ceiling height.

Sara Mann modernized this space with clean, gallery-white walls and a minimalist, linear fireplace integrated into a smooth plaster breast. Recessed architectural lighting and floor-to-ceiling neutral drapery visually loft the ceilings, creating a serene, warm contemporary lounge.

 Both the master ensuite and secondary bathrooms featured dated pastel tiled wainscoting, basic drop-in sinks, and closed-in shower units.

 Sara Mann converted these spaces into minimalist, spa-like sanctuaries. Utilizing large-format, full body porcelain slabs that wrap the walls and floors, the design achieves a seamless, monolithic look. Floating black vanities, curbless glass showers, a freestanding soaking tub, and matte black plumbing fixtures introduce a sharp, contemporary edge.

The Vault: Cold Room to Guest Shower Suite

Before

 Before the transformation, the former cold room existed as an unfinished, storage-only chamber. Raw concrete block walls, exposed ductwork and joists, minimal incandescent lighting and a damp concrete slab floor gave the narrow space an oppressive, utilitarian atmosphere. Lack of insulation, ventilation and daylight rendered it unusable beyond overflow storage, relegating it to the home’s mechanical hinterland rather than a welcoming guest amenity.

 After a comprehensive redesign by Sara Mann, the space now functions as a sophisticated guest shower suite. All mechanical elements were rerouted and concealed behind new framing, while high-performance waterproofing underlies large-format porcelain panels that wrap walls and ceiling in a seamless marble-veined expanse. 


The frameless glass shower enclosure is detailed with matte-black fixtures and a recessed niche, its floor lined with charcoal hexagonal mosaics that ensure both traction and visual contrast. A wall-mounted floating vanity with integrated basin and slim black hardware maintains an unobstructed floor plane. 


Discreet, recessed LED downlights brighten the room uniformly, and the reconfigured door location permits borrowed light from the adjacent hallway. The result is a compact, spa-inspired suite that harmonizes with the home’s modern-luxury palette and elevates what was once a cold cellar into a refined guest retreat.
